Gavden Investments is a strategic real estate investment, development, and advisory firm built on the conviction that the most valuable thing a partner can offer is not just advice — but the experience of having done the work at every level. We bring 25+ years of principal-level execution to every client engagement.
Gavden Investments operates across the full real estate lifecycle — as investor, developer, owner's representative, and strategic advisor. Our value to clients is the ability to engage at any stage of a project with the credibility of a firm that has operated as principal at every one of them.
Gavden serves as the owner's advocate from the first site visit through certificate of occupancy. The firm's core strength is execution — translating owner intent into on-the-ground results through rigorous construction management and oversight. Gavden manages design teams, contractors, budgets, schedules, and risk with the accountability of a firm that has operated at every level of the development process for 25+ years.
Gavden manages complex development programs with engineering precision and investment discipline. From ground-up construction to multi-site infrastructure programs, the firm integrates schedule, budget, and quality management under a single accountable point of contact.
Gavden provides institutional-quality advisory to estates, family offices, lenders, corporations, and property owners navigating acquisition, development, or disposition decisions. The firm's counsel is grounded in decades of principal-level deal experience across every asset class and market cycle.
Gavden is actively positioned at the intersection of real estate development and emerging technology — advising owners, developers, and technology firms on how AI-driven tools, robotics, and automation will reshape construction, asset management, and infrastructure delivery in the built environment.

Gavden served as owner's representative for the redevelopment of an urban office building for a regional technology client. The firm managed due diligence, design coordination, contractor procurement, construction oversight, and delivery — protecting owner interests through a complex entitlement and build-out process.
Gavden led the ground-up development of a 50-unit multifamily community as principal. The firm managed the full development cycle — entitlements, financing, design, construction management, and stabilization — delivering on time and on budget in a supply-constrained infill submarket.
Gavden led the adaptive reuse and repositioning of a historic commercial building into a creative office environment — managing entitlement, design coordination, historic preservation compliance, and construction delivery on behalf of a private ownership group.
Gavden managed entitlement, development, and competitive RFP processes for a multi-site public infrastructure program across a major metropolitan area — coordinating multiple jurisdictions, municipal stakeholders, and vendor procurement across a complex, multi-year program.
Gavden's principal served as COO and Director of Acquisitions & Development for a regional family office with a portfolio exceeding $125M and 800,000 SF — encompassing all acquisition, disposition, financing, entitlement, development, construction, leasing, and asset management across the firm.
Gavden managed the $50M expansion of a major civic institution through a public-private partnership structure — navigating complex public funding mechanisms, historic preservation requirements, and multi-stakeholder coordination at the institutional and municipal level.
Gavden Investments was founded on a straightforward conviction: the most valuable thing a real estate partner can offer is the experience of having done the work — not just studied it. The firm has operated as principal investor, developer, and owner's representative across 25+ years and every stage of the real estate cycle, in every market condition.
Gavden's clients are sophisticated capital allocators and property owners who require a partner capable of navigating complexity, making decisive calls in uncertain markets, and delivering results on assets that demand genuine expertise. The firm serves estates, family offices, investment groups, lenders, corporations, and property owners — bringing the same rigor, accountability, and urgency to every engagement.
The firm's background spans commercial investment and development, residential land and homebuilding, large-scale municipal infrastructure, and emerging AI and robotics applications in the built environment — a combination that gives Gavden a perspective uniquely suited to the complexity of today's real estate market.
Gavden is actively positioned at the intersection of traditional development expertise and the technologies that will reshape construction, asset management, and infrastructure delivery in the decade ahead.
Gavden advises clients on the application of AI to project delivery — from computer vision quality control and generative design to predictive scheduling. The firm evaluates which platforms create durable value versus near-term noise.

Gavden advises technology companies seeking to enter the built environment, and real estate owners adopting PropTech platforms — with the credibility of a firm that has operated assets at every level, not just consulted on them.
Gavden Investments was founded by Patrick Molloy, whose career spans over 25 years as a real estate investor, developer, operator, and infrastructure professional. The firm draws directly on that operating history — not as a biographical footnote, but as the foundation for every engagement Gavden undertakes.
Prior to founding Gavden, the firm's principal served as COO and Director of Acquisitions & Development at a regional family office with a portfolio exceeding $125M and 800,000 SF. Before that, he held a senior leadership role at a regional private homebuilder and land developer, and began his career managing large-scale municipal infrastructure projects at a national engineering firm.
Gavden holds a California Real Estate Broker license and a California Professional Civil Engineer license — a combination that gives the firm a unique technical foundation from which to advise its clients. Patrick holds a Master of Business Administration from Stanford Graduate School of Business, a Master of Science in Civil Engineering from Loyola Marymount University, and a Bachelor of Science in Environmental Engineering from California Polytechnic State University, San Luis Obispo. He is an active member of ULI and SPIRE (Stanford Professionals in Real Estate), and was named to the Sacramento Business Journal's "Top 40 Under 40."
Away from the firm, Patrick has spent the past decade as an active coach and supporter of his two sons in their athletic endeavors.
